Vista Del Cielo is a small pocket of single family homes along the eastern boundary of McCormick Ranch. Bound by 87th St and Pima Rd, this subdivision of 48 single family homes is a quiet nook close to all of the amenities (lakes, shopping, dining, greenbelts, multi-use paths, parks, schools, etc) that make McCormick Ranch famous … but not TOO close.
Originally developed between 1980-1990, the overwhelming majority of the homes in Vista Del Cielo are single level. Only four of the homes have more than one level. The homes were originally built with 8″ “slump” block, though properties that have undergone extensive renovation/expansion in the redevelopment boom of recent years may now feature primarily frame-wood construction. 40 of the 48 homes have private swimming pools (83%). Sands McCormick Townhomes is a subdivision of 59 townhouses along the Via Linda corridor in McCormick Ranch. Ideally located just east of Mountain View Park and Cochise Elementary School, the development is also sought after for its immediate access to the Camelback Walk multi-use path and greenbelt system. There is a second adjoining phase (Sands McCormick 2) with an additional 35 units as well (for a total of 94 units between the two phases).
Phase one was originally developed between 1980-1986 by popular builder ET Wright (of Sands Scottsdale fame, among other developments), Sands McCormick is noteworthy for its retro modern architecture. Half a century later, builders and architects of modern style homes are still summoning this very architecture in their renderings.
Phase 2 was developed between 1985-1995.
In addition to lovers of modern architecture, Sands McCormick is an attractive housing option for those who may not want the maintenance of a single family home, but can’t stomach the idea of high density condo living. With all 94 of the units in Sands McCormick being single level, with no one above or below you, these live like patio homes. Generously sized with an average of 1914 sq ft per unit, atop an average lot size of 4696 sq ft, each unit includes access to a heated community pool & spa, clubhouse, tennis / pickleball courts and more. Tierra Nueva is a small subdivision of 37 single family homes along the eastern border of McCormick Ranch. One of several small subdivisions bound by 87th St and Pima Rd, this is a pocket that appeals to those who want to be close to all that McCormick Ranch has to offer (lakes, parks, multi-use paths, greenbelts, dining, shopping, schools, etc) … but not TOO close. Tucked away from the major traffic (both automotive and foot) centers along the Hayden corridor, it’s a little quieter in Tierra Nueva than in some neighboring subdivisions. All of the aforementioned amenities remain readily walkable/ridable as well as drivable, however.
All 37 of the homes in Tierra Nueva are single level. The subdivision was originally developed in 1979, though redevelopment/expansion sees homes taken down to the studs and basically re-built to this day. The homes here were originally constructed with 8″ slumpblock, though those that have been knocked down and rebuilt are now primarily framewood.
The average home size in Tierra Nueva is 2663 sq ft, and sits on an average lot size of 12,003 sq ft (just shy of 1/3rd acre). All 37 homes have private swimming pools.

Palo Viento 1 is a high end subdivision at the western edge of McCormick Ranch. Not to be confused with its sister subdivision, Palo Viento 2, which sits on the other side of a small golf course lake, Palo Viento 1 was originally developed all the way back in 1975. Rampant redevelopment has seen brand new homes go up in place of older ones in recent years.
And for good reason.
The location along the water and McCormick Ranch Golf Course, as well as proximity to the ultra high dollar Paradise Valley Farms and Gainey Ranch, makes this some of the most valuable real estate in all of Scottsdale. The older homes are prime candidates for builders/investors looking to erect multi-million dollar palaces in their place.
There are 107 homes in Palo Viento 1, 95 of which as single level. The remaining 12 of two-level homes. The vast majority (90 out of 107) of the homes have private pools. The average home size is 3119 sq ft. The average lot size is 14,022 sq ft (approx 1/3 acre).

Zoned single-family detached despite many sharing a common wall with a neighbor, these homes provide a great hybrid option for those who value the privacy and autonomy of single family living, but maybe not the maintenance required for standard single-family homes on larger lots. The HOA maintains the front yards here, so residents need only look after their modest backyards. Maintenance of the homes themselves falls on the residents, of course.
Originally developed in the early to mid 1980s, La Mariposa Villas features 68 total properties; 63 of which are single level. The remaining 5 are multi-level. The average sized home is 1793 sq ft, and the average lot size is 4577 sq ft. 15 of the homes (22%) have their own private swimming pools. All residents have access to a community pool that sits at the entrance to the subdivision.

It offers a hybrid style of living for those who like the idea of single family living with a touch less maintenance (HOA maintains the front yards in addition to common areas).
There are 58 total homes in Tierra De Los Reyes, all of which are single level and include a 2 car garage. The average sized home is 2015 sq ft (excluding garage). More than half of the homes have private swimming pools (approx 55%).
HOA dues are assessed quarterly and are in the $400/quarter range as of 2026. This is in addition to the annual McCormick Ranch fee of $265 (as of 2026).
