		<description>Most of the bank-owned stuff is priced to move here, Melina.  That&#039;s why the allure is so strong.  You list it, chances are better than good that you will sell it.  I just don&#039;t want to get buried under a desk full of bank files like so many agents I know that have taken that route.  You can only handle so much new business without neglecting those who have gotten you to this point.  When the foreclosure business inevitably slows to a trickle, my hunch tells me that many agents will look around for their client base, only to find that the moms and pops that were so loyal in the past have moved on to those professionals who still have time for them.  I don&#039;t like jumping in on the tail end of anything, but I particularly don&#039;t like jumping in on a practice without much legs left if it entails the risk of alienating my current clients.</description>

		<description>It&#039;s been a rough ride for all involved, Melina, but believe it or not, I am actually grateful for the new skills I&#039;ve needed to learn to stay afloat in a sea of treachery.  I never would have learned the ins and outs of short sales (even if I never want to see one again), how to effectively reallocate marketing resources into the online arena, etc without the downturn.  Those of us (consumers included) who make it through the fire with a few scattered patches of dermis intact will be forever strengthened by the last few years.  I&#039;ve been fortunate to enjoy a career full of sunshine and butterflies up until about 2007.  While those years were terrific, I had no basis for comparison until now.  With so much attrition in the rank and file, it&#039;s good to learn that I am a survivor, not just a front-runner.  That would hold true of all agents out there now and the homeowners fighting to make their payments each month.  God bless us, every one ;)</description>
