As part of the daily Real Estate ritual, we at the Scottsdale Property Shop brush our teeth, make six pots of coffee and scour the MLS for the latest bargain. Not necessarily in that order.
While Ray and I are typically searching with very specific criteria in mind, as we are more likely than not trying to find that perfect house for one of our buyers or keeping tabs on new competition for our sellers, sometimes we are just trolling for deals without anyone in particular in mind. Given the well documented surge in foreclosure and short sale inventory over the last couple of years, we have seen more than our share of new listings that make us tilt our heads and squint, before ultimately refreshing the screen to ensure sure someone didn’t misplacing a couple hundred thousand dollars in the list price.
Mind you, the best values out there are not always distressed properties. Some bank owned properties require such extensive renovation that the savings are fool’s gold, and short sales are a crapshoot by definition.
Regardless of the sector from which a smoking deal comes, it is not unusual these days that we find ourselves in a position of finding the value first, and then scrambling to find a buyer for the latest heist.
