The McCormick Ranch Subdivision Series: Island at McCormick Ranch

One of a select few subdivisions in McCormick Ranch (and all of Scottsdale, for that matter) that boast waterfront property, the Island at McCormick Ranch neighborhood is a true gem. Hugging the banks of all three of McCormick Ranch’s primary lakes (Lake Margherite, Lake Nino and Lake Angela), the Island is a custom home subdivision which features single family homes of a wide variety of style and architecture.

With 85 improved lots in the neighborhood, there are 74 single-level homes and 11 two-story homes. Zoned R1-10 for 10,000 square foot lot minimums (approx. 1/4 acre), the average house size is 3288 square feet (per the county assessor). 72 of the homes (93%) feature private pools. There is one undeveloped lot left in the community that is privately owned. Sitting on the North bank with a view right down the throat of the Lake Margherite, a multi-million dollar property will eventually replace one of the last pieces of bare dirt in all of McCormick Ranch. Home prices are similar to those of the nearby waterfront community of Vista Del Lago, with lakefront properties commanding well in excess of $1 million (multi-million in some cases), and interior lots selling for considerably less. Most construction took place in the late 1970s through the early 1980s, but there have been homes built as recently as 1998.

Though the island moniker is a bit of a misnomer, the subdivision is essentially a peninsula. Bordered by water on the North, South and East, the Island can only be accessed from Via Linda Rd at Del Camino (South entry) & Del Cadena (North entry).

The Island at McCormick Ranch falls within the Cochise Elementary / Cocopah Middle / Chaparral High School districts of the Scottsdale Unified School District.

Notable amenities, aside from the private boat dock privileges of those lucky residents with lake properties, include immediate access to the bike paths, fishing, boating, shops and restaurants of The Village and Mercado Del Lago centers (including Buster’s On the Lake, The Melting Pot, Chipotle, TCBY, Royal Barge Thai Cuisine, Zipps Bar & Grill and more), Camelback Walk (section of the multi-use path which traverses the McCormick Ranch golf course(s), neighborhood parks (Rotary Park & Mountain View Park are within walking distance), etc.

If you are drawn to both unique, custom homes and waterfront living, it doesn’t get much better than the Island at McCormick Ranch. While the lifestyle will not fit every budget, it is a fitting reward for those enterprising souls fortunate enough to call it home.

The McCormick Ranch Subdivision Series: Estados De La Mancha

Estados De La Mancha in McCormick Ranch is a unique subdivision of semi-custom homes at the NE corner of the Hayden and Via Linda intersection.  Coveted by many for the architectural uniqueness from one property to the next, the proximity to Cochise Elementary School (directly across from the subdivision’s Eastern boundary at 84th St) and the greenbelt / multi-use path system is similarly appealing.

While many of the homes were built by Tallaksen (original development of the subdivision began in 1979), homes have been built as recently as 1992 in Estados De La Mancha.  Now completely built out, like most every other McCormick Ranch neighborhood, any new development will have to go up in the aftermath of a razed property.  With extensive renovation dotting the area, the value of such a project can be supported (provided the budget is kept within reason, of course).  The difference in style / layout from one house to the next is very appealing to the remodeler.  After all, you can only do so much with a boxy plan that looks like every other house in the neighborhood.


Homes in Estados De La Mancha average 2778 square feet (approximately).  Of the 91 homes, 83 (91%) feature private pools.  89 are single level, and there are two 2-story homes in the subdivision.  There is a mix of flat and tile roofs.  Zoned R-7 (one house per 7000 square ft minimum), most homes sit on lots in the 10,000-11,000 sq ft range.

In addition to Cochise Elementary, Estados De La Mancha falls within the district lines of Cocopah Middle School and Chaparral High School: perhaps the most sought after school trio in the entire Valley.

Following the greenbelt that lies just beyond the Cochise soccer fields, a jogger or bike rider can head East towards Mountain View Park, Mustang Library and Scottsdale Healthcare (Shea Campus), or West towards the McCormick Ranch lakes (Lake Angela, Lake Nino and Lake Margherite, restaurants (Buster’s On the Lake, The Melting Pot, Zipps, The Royal Barge, etc) and the McCormick Ranch Golf Club (Palm Course & Pine Course).  Neighboring subdivisions include the El Paseo, Villa Hermosa, Playa Del Sur and Suggs Rancho McCormick.

Tierra Feliz 3 in McCormick Ranch is one of several subdivisions under the “Tierra Feliz” moniker scattered throughout Scottsdale and NE Phoenix. Developed by Von Dix (Dix Construction Co), the homes of Tierra Feliz 3 lie amidst some of the most sought after Real Estate in all of Scottsdale. While by and large lacking the soaring vaulted ceilings that distinguish the properties in nearby subdivisions such as the Island at McCormick Ranch, Vista De La Tierra and Heritage Terrace, these homes are more palatable to the budget conscious as a result. Featuring durable block construction, many modern buyers actually prefer the flat ceilings due to the greater energy efficiency (those cathedral ceilings are not quite as beautiful when you open your first electric bill in July) and cost savings of cooling less total space.

Home to 78 improved lots, Tierra Feliz 3 homes average 2629 square feet. All 78 are single-level, and all but one have private swimming pools. Initial development took place in the late ’70s – early ’80s, while infill construction from another builder rounded out the subdivision in 1987 (these later homes were constructed with frame wood). As with other neighborhoods in McCormick Ranch, many properties have undergone extensive remodeling, nearly to the point of total reconstruction in a few instances. Zoned R-10 for a minimum of 10,000 square foot lots, parcels reach as large as 19,000 sq ft (approx).

Offering floor plans that range from approximately 1900-3700 square feet, Tierra Feliz offers options for many needs. The Mohawk model, in particular, is a popular plan. Named for two pitched sections of the roof which angle towards each other from the sides, this 2900 square footer (some were semi-customized and expanded) was the largest of the original Dix models.   The split guest wing translates well to today’s buyer and remains tremendously appealing.

Bike path separating McCormick Ranch from Gainey RanchWhat really makes Tierra Feliz 3 special is its location.  Not that there is a bad spot anywhere in McCormick Ranch, but this neighborhood is a two minute stroll from Lake Angela, and another few minutes more from Lake Nino and Lake Margherite.  There is no through traffic as the Western end of the subdivision terminates at the walking path that divides McCormick Ranch from Gainey Ranch.  Many residents in the culdesacs along this edge, in addition to the even numbered homes on North 80th Place, have direct access to the path (and Rotary Park beyond) via private backyard gates.

As with all subdivisions in McCormick Ranch that fall North of the Via De Ventura boundary line, Tierra Feliz 3 lies within the highly coveted Cochise Elementary, Cocopah Middle and Chaparral High School Districts.

Paradise Park Manor in McCormick Ranch boasts some of largest homes in Scottsdale’s first master-planned community. Developed (primarily) by the Von Dix Construction Co, there are two adjacent phases. The first phase of Paradise Park Manor is dotted with more infill custom homes than its sister, thereby increasing property values ever so slightly above those in the neighboring Paradise Park Manor 2. Both share similar amenities and boast immediate access to the greenbelt / walking path and predominantly boast Spanish architecture with tile roofs (with a few Tudor style homes thrown in for good measure).  Lot sizes for both phases average around 1/4 acre (10,000-12,000 sq ft) in accordance with the R-10 zoning.

  • The 64 homes in Paradise Park Manor 1 average 3335 square feet in size; 55 of which are single-level, and the remaining 9 two-stories.  A whopping 62 (97%) have private pools.  Homes in phase 1 were built between 1982-1984, with the most recent re-construction (tear-down of existing home and rebuild) occuring in 1998.
  • The 99 homes in Paradise Park Manor 2 average 3418 square feet in size; 81 of which are single-level, and the remaining 19 two-stories.  97 of the 99 homes (98%) have private pools.  Homes in phase 2 were built between 1980 and 1984.
  • The 5 homes in the replat of lots 130-134 of Paradise Park Manor (custom infill in the original phase) are semi-custom properties that average 3554 square feet in size; 4 of which are single-level, and 1 is a two-story.  All 5 properties have private pools.  These homes were built between 1984 and 1986.

Paradise Park Trails is bound by Arabian Trail on both the East and West (makes a semi-circle), Mountain View Road on the South and the community greenbelt to the North (runs just behind the last row of houses on E. Cheryl Dr).  Neighboring subdivisions include Paradise Park Trails, Tierra Del Norte and Country Horizons.  Directly across Mountain View Rd is Mountain View Park (complete with community rec center, tennis courts & basketball courts, soccer & baseball fields) and the adjoining Cochise Elementary School.  The walking path which passes under Mountain View Road allows residents to access each (and the rest of McCormick Ranch beyond) without crossing a major street.  While not located in the immediate vicinity of the community lakes, residents do have boating and fishing privileges as well.  In addition to Cochise Elementary, the Paradise Park Manor neighborhood(s) fall within the Cocopah Middle School and Chaparral High School districts.

In addition to the numerous businesses and conveniences to be found along the Shea corridor, the shopping plaza at the corner of Hayden and Mountain View serves as a terrific neighborhood resource. In addition to the obligatory gas station, dry-cleaner and fast food joint (Burger King), there are a few great mom & pop style businesses. JP Pancake, not surprisingly, is a breakfast favorite, while Joyful Chinese Dining (formerly known as Eddie Chan’s Fine Dining) and Leccabaffi (Italian cuisine) take care of dinner. Ranch Pharmacy and Desert Tails Animal Clinic are noteworthy as well.  To the immediate East, 90th St is notable for Home Depot, Petsmart, Barnes and Noble, Shea North Scottsdale Healthcare Facility (hospital) and additional dining establishments and places of business to numerous to count.

The McCormick Ranch Subdivision Series: Paradise Park Trails

Paradise Park Trails in McCormick Ranch lies at the very Northern tip of Scottsdale’s flagship master planned community. Featuring homes from multiple builders, including Cavalier, Camelot (Hancock), Tarantini, Gateway and Golden Heritage, among others, the plans are as diverse as the needs of its residents.

Bounded by Mountainview Rd on the South, Hayden Road on the West, Shea Boulevard on the North and Arabian Trail on the East (main thoroughfare for the community which traces a semi-circle through the neighborhood), and composed of 276 improved lots, Paradise Park Trails is one of the largest subdivisions in McCormick Ranch. Of the 276 properties, all but one are single-level. While the majority of the homes were constructed in the early 1980s, ages range from 1978 to 2004. The average home size is 2434 sq ft, with 241 of the homes having private pools. Block and frame-wood construction are both found in this neighborhood, as are both vaulted tile, flat and asphalt shingled roofs.

Add the 188 residences in its sister subdivision, Paradise Park Trails 2, to the mix and the homes range in size from approximately 1700 – 5800 sq ft. The homes which line Appaloosa Trail on the Northern edge of the neighborhood sit upon some of the largest lots (1/2 – 1 acre) in all of McCormick Ranch. Many of these properties boast large custom built homes.

Facts and figures aside, this portion of McCormick Ranch is notable for the extensive walking / bike path system which stretches throughout the community greenbelts. Departing from the traditional Spanish style homes that is typical in McCormick Ranch (and all of Scottsdale in general), we now turn our attention to a subdivision that is architecturally unique for the area:  Mountain View East.

Mention modern architecture to most laypersons, and one name immediately comes to mind: Frank Lloyd Wright. Through Taliesin West in Scottsdale, the Frank Lloyd Wright Foundation continues to carry on the legacy of its iconic namesake. Personally responsible for various landmarks throughout Arizona, Wright gave birth to an entire school of architects/builders which incorporated his philosophy of “organic architecture” and design into a select few Scottsdale neighborhoods. One such subdivision is Mountain View East in McCormick Ranch.

Developed by the Riggs Construction Co. and designed by John Rattenbury of the Frank Lloyd Wright Foundation, Mountain View East is the quintessential subdivision for Frank Lloyd Wright inspired houses in central Scottsdale. From the exterior lines, which look sterile to critics and sleek to fans, to the generous use of glass to bring the outside in, you either love these ultra modern designs or you hate them. It has been my experience that people are either inspired by the styling of these homes, or think they look like dentists’ offices. No middle ground.

Modern Architecture in McCormick Ranch's Mountain View EastBuilt between 1979 and 1983, Mountain View East is located within what is commonly referred to as North McCormick Ranch (Chaparral High School District). There are 51 total properties in the subdivision, with the average home having approximately 2750 square feet. A whopping 92% (42) of the homes have private pools. There are 47 single level homes, as compared to only 4 2-story homes. The neighborhood is zoned R-7, which entails single family residences on minimums of 7000 square ft lots.

Clean lines, block construction, clerestory windows and all of the hallmarks of modern design are evident in these homes. Geometric shapes, from the front elevations to the rear planters and pools, are evident throughout. For Frank Lloyd Wright style modern architecture, it is just about the only game in the immediate area. There are custom homes along the lakes of McCormick Ranch and in Paradise Valley which fit the bill, but with prices starting well over a million dollars, they are not viable options for those with less extravagant budgets.
