One of a select few subdivisions in McCormick Ranch (and all of Scottsdale, for that matter) that boast waterfront property, the Island at McCormick Ranch neighborhood is a true gem. Hugging the banks of all three of McCormick Ranch’s primary lakes (Lake Margherite, Lake Nino and Lake Angela), the Island is a custom home subdivision which features single family homes of a wide variety of style and architecture.

With 85 improved lots in the neighborhood, there are 74 single-level homes and 11 two-story homes. Zoned R1-10 for 10,000 square foot lot minimums (approx. 1/4 acre), the average house size is 3288 square feet (per the county assessor). 72 of the homes (93%) feature private pools. There was one undeveloped lot left in the community that sat empty for years on the North bank with a view right down the throat of the Lake Marguerite, but was finally built out with a multi-million dollar property in recent years, occupying one of the last pieces of bare dirt in all of McCormick Ranch. Home prices are similar to those of the nearby waterfront community of Vista Del Lago, and represent some of the most expensive & desirable real estate in all of central Scottsdale. Most construction originally took place in the late 1970s through the early 1980s.

Though the island moniker is a bit of a misnomer, the subdivision is essentially a peninsula. Bordered by water on the North, South and East, the Island can only be accessed from Via Linda Rd at Del Camino (South entry) & Del Cadena (North entry).

The Island at McCormick Ranch falls within the Cochise Elementary / Cocopah Middle / Chaparral High School districts of the Scottsdale Unified School District.

Notable amenities, aside from the private boat dock privileges of those lucky residents with lake properties, include immediate access to the bike paths, fishing, boating, shops and restaurants of The Village and Mercado Del Lago centers (including Grassroots, Phoenix Beer Company, Crust, Butters, Zipps Bar & Grill, Village Roastery and Press Coffee shops, and more), Camelback Walk (section of the multi-use path which traverses the McCormick Ranch golf course(s), neighborhood parks (Rotary Park & Mountain View Park are within walking distance), etc.

If you are drawn to both unique, custom homes and waterfront living, it doesn’t get much better than the Island at McCormick Ranch. While the lifestyle will not fit every budget, it is a fitting reward for those enterprising souls fortunate enough to call it home.

True to its name, The view of the lake from Vista Del Lago in McCormick Ranch is something to behold. Sitting upon the Southern bank of Lake Margherite, the largest of the McCormick Ranch lakes, Vista Del Lago is a custom home subdivision. As such, the architecture and styles differ radically from one home to the next.

The pocket of 49 homes is located at the NE corner of the Via De Ventura and Via Linda intersection (West of Hayden Rd). There are 43 single-level homes and 6 two-story homes in Vista Del Lago. Of these, 45 (92%) feature private pools. The average home size is approximately 3238 square feet and boasts a lot size of around 1/4 acre, per the R-10 zoning. Homes on the north side of E. Del Capitan and N. 82nd Place are waterfront properties with private boat dock privileges. These lots carry some of the largest premiums in all of McCormick Ranch.

The majority of the construction in Vista Del Lago took place in the late 1970s – mid 1980s. With the remaining vacant lots developed over the years and older properties razed in favor of new construction, however, there is some construction that is essentially brand new. The most affordable homes in the subdivision line the Southern side of E. Del Barquero, as this road carries some traffic noise from the abutting Via De Ventura. Expect to pay a premium regardless of where a home lies in this subdivision, however, let alone along the banks of Lake Marguerite.

Just North of the Via De Ventura boundary line, Vista Del Lago falls within the Cochise Elementary, Cocopah Middle and Chaparral High School districts.

The Lake Marguerite dam lies adjacent to the subdivision and ties in to the renowned McCormick Ranch greenbelt and multi-use walking path system (including Camelback walk along the McCormick Ranch Golf courses). Notable local amenities include the shops/dining at The Village and Mercado Del Lago centers (NW corner of Hayden and Via De Ventura), ie: Zipps Sports Bar and Grill, Grassroots, Phoenix Beer Company, Crust, Butters, The Village Roastery & Press coffee shops, and more.

When it comes to Scottsdale living, it doesn’t get much better than McCormick Ranch.  And when it comes to McCormick Ranch, Vista Del Lago stands with the premier subdivisions at the very top of the luxury home food chain.
