Sun Canyon is a condo development in McCormick Ranch. Located just northeast of Mountain View Rd at N Arabian Trail, this complex includes 188 unit, and was built between 1985-1989. The vast majority of the units are single level (95), albeit in a stacked configuration. Meaning there are upstairs and downstairs units, with exterior staircases. All of the actual livable space is on a single level, even though the buildings themselves are multi-level. There are 23 multi-level units which have no neighbors above or below them.
The average size of a unit in Sun Canyon is approximately 1325 sq ft. Most units come with single car garage parking. Monthly dues currently run in the mid $400s, and are in addition to the annual $265 McCormick Ranch planned community fee (both current as of 2026). The fees cover maintenance of the common grounds, heated community pool & spa, exterior maintenance of the units/buildings including roof, blanket insurance policy (residents responsible for insuring personal items and interior of unit), and trash/sewer.

The readily accessible Camelback Walk mulit-use path stretches not only throughout McCormick Ranch (taking pedestrians, bikers, etc past the lakes, golf courses, mountain views that makes the Ranch famous), but all the way to Tempe to the South, and past Shea Blvd to the NE.

Arabian Gardens is a subdivision of detached single family homes tucked away in the NE corner of McCormick Ranch. Rebranded in recent years as “Tierra Santa,” but still legally designated as “Arabian Gardens”, the aptly named subdivision lies along the Arabian Trail loop that ties the greenbelt-infused subdivisions of northern McCormick Ranch together.
This is a bit of a sleeper subdivision as many assume these are townhouses due to the smaller lots and slightly higher density, but rest assured, these are detached, single family residences. No common walls here. There are 59 single level homes and 13 multi-level homes in the community. They live and feel like patio homes, with an average lot size of 5397 sq ft, making them ideal for those who desire the privacy and elbow room of single family housing, but not necessarily all the maintenance that comes with a larger lot.
The average sized home in Arabian Gardens / Tierra Santa is 1744 sq ft, and was built between 1981-1993. Seven of the homes even have private pools. Each home has a 2 car garage.
There is a community pool, in ground spa, and tennis court available to residents. The HOA maintains the front yard of each residence in addition to the common grounds. Monthly HOA dues currently run just under $300, and is in addition to the the annual McCormick Ranch fee of $265 (as of 2026).

Pleasant Run is a two phase townhome development in McCormick Ranch. Pleasant Run Unit 2 came next and is considerably larger than Unit 1. Built between 1977 and 1981, the units of this phase differ from phase 1 in that they are predominantly single level. Sandpiper is a guard gated patio home subdivision in McCormick Ranch. Located on the McCormick Ranch Golf Club course on the south side of McCormick Parkway, Sandpiper is a collection of 183 single level townhomes, spread over four adjoining phases. Legally classified as townhomes, Sandpiper is unique for the size of the homes as well as the lush greenery of the common grounds. Averaging 2000-2500 sq ft per unit, and sitting on lots in the 4000-5000 sq ft range, these aren’t what typically comes to mind when you think of a townhome. With no one above or below you, these feel more like single family homes that happen to share common walls and have no private yard to maintain.
Grass lawn runs throughout the complex, and is maintained by the HOA. Golf course and water front views surround the community. Sandpiper boasts a staggering total of 8 (!) community pools for residents to enjoy. With one gated point of entry/exit that is manned by a guard, Sandpiper appeals to full time and part time residents alike who value security and true “lock and leave” lifestyle.
You might expect the fees in Sandpiper to be on the high side to care for the amenities, landscaping, and security … and you’d be right. In addition to the annual McCormick Ranch planned community fee (currently $265 as of 2026), fees in Sandpiper currently run in the mid $2000s per quarter (roughly totaling in the ballpark of 10k per year). It’s not cheap to live in Sandpiper, but for those willing to shell out a few more bucks for the opportunity to live in this serene enclave in one of the most picturesque settings in all of Scottsdale, it’s well worth it.

Orange Tree Estates Unit 2 is a subdivision of single family homes within the planned community of McCormick Ranch. Not to be confused with the original Orange Tree Estates, which is located near the Orange Tree Golf Resort in the 85254 zip code, Unit 2 is a small pocket of 33 homes on the eastern edge of McCormick Ranch. Originally developed in the late 1970s, most of the homes are single level (29), while a handful (4) are two-level homes. The average home size is 2532 sq ft. The average lot size is 10,201 (just shy of 1/4 acre). 23 (70%) of the homes have private pools. The homes were all originally constructed with 8″ “slump” block, though some that have been razed and/or expanded in recent years with the redevelopment boom have been replaced with majority frame wood construction.
Orange Tree Estates Unit 2 is a bit of a sleeper subdivision within McCormick Ranch as it is a bit off the beaten path, nestled between 87th St and Pima Rd, away from the heavily trafficked Hayden corridor. With access to the greenbelts and Camelback Walk, the amenities that McCormick Ranch is famous for (parks, lakes, dining, shopping, schools, etc) remain quite walkable/ridable while the subdivision is a bit less hustle-bustley than others.
