Arabian Gardens is a subdivision of detached single family homes tucked away in the NE corner of McCormick Ranch. Rebranded in recent years as “Tierra Santa,” but still legally designated as “Arabian Gardens”, the aptly named subdivision lies along the Arabian Trail loop that ties the greenbelt-infused subdivisions of northern McCormick Ranch together.

This is a bit of a sleeper subdivision as many assume these are townhouses due to the smaller lots and slightly higher density, but rest assured, these are detached, single family residences. No common walls here. There are 59 single level homes and 13 multi-level homes in the community. They live and feel like patio homes, with an average lot size of 5397 sq ft, making them ideal for those who desire the privacy and elbow room of single family housing, but not necessarily all the maintenance that comes with a larger lot.

The average sized home in Arabian Gardens / Tierra Santa is 1744 sq ft, and was built between 1981-1993. Seven of the homes even have private pools. Each home has a 2 car garage.

There is a community pool, in ground spa, and tennis court available to residents. The HOA maintains the front yard of each residence in addition to the common grounds. Monthly HOA dues currently run just under $300, and is in addition to the the annual McCormick Ranch fee of $265 (as of 2026).

If you are torn between the maintenance and upkeep of larger single family homes/lots and the lack of separation from your neighbors and smaller unit sizes of townhouses/condos, don’t sleep on this sleeper subdivision. Nestled along the west side of Hayden Road between the Paseo Village (McCormick Parkway / Hayden) and Mercado Del Lago (Hayden / Via De Ventura) business and dining centers, residents of this approximately 200 unit development are within walking/riding distance of the very best that McCormick Ranch has to offer.

Pleasant Run Unit 1 was developed in 1975 along the southern border of the complex. Of the 33 townhomes in this original phase, only 3 are single level. The remaining 30 are multi-level units. The average sized unit is 1445 sq ft, and the average lot size is 3366 sq ft.

Pleasant Run Unit 2 came next and is considerably larger than Unit 1. Built between 1977 and 1981, the units of this phase differ from phase 1 in that they are predominantly single level. Single level units outpace multi-level units by a count of 120 to 42. These units also tend to be a bit larger, with an average size of 1917 sq ft. Lot sizes are similar to those of Unit 1 with an average of 3277 sq ft.

Virtually all of the units come with a standard 2 car garage.

Community amenities include a heated pool & in ground spa, greenbelts, tennis and shuffleboard courts. Ready access to the Camelback Walk multi-use path that stretches throughout McCormick Ranch (and beyond) is a huge plus. Sandpiper is a guard gated patio home subdivision in McCormick Ranch. Located on the McCormick Ranch Golf Club course on the south side of McCormick Parkway, Sandpiper is a collection of 183 single level townhomes, spread over four adjoining phases. Legally classified as townhomes, Sandpiper is unique for the size of the homes as well as the lush greenery of the common grounds. Averaging 2000-2500 sq ft per unit, and sitting on lots in the 4000-5000 sq ft range, these aren’t what typically comes to mind when you think of a townhome. With no one above or below you, these feel more like single family homes that happen to share common walls and have no private yard to maintain.

Grass lawn runs throughout the complex, and is maintained by the HOA. Golf course and water front views surround the community. Sandpiper boasts a staggering total of 8 (!) community pools for residents to enjoy. With one gated point of entry/exit that is manned by a guard, Sandpiper appeals to full time and part time residents alike who value security and true “lock and leave” lifestyle.

You might expect the fees in Sandpiper to be on the high side to care for the amenities, landscaping, and security … and you’d be right. In addition to the annual McCormick Ranch planned community fee (currently $265 as of 2026), fees in Sandpiper currently run in the mid $2000s per quarter (roughly totaling in the ballpark of 10k per year). The HOA does cover exterior maintenance of the units in addition to a blanket insurance policy on the structure in that fee.

It’s not cheap to live in Sandpiper, but for those willing to shell out a few more bucks for the opportunity to live in this serene enclave in one of the most picturesque settings in all of Scottsdale, it’s well worth it.

Orange Tree Estates Unit 2 is a subdivision of single family homes within the planned community of McCormick Ranch. Not to be confused with the original Orange Tree Estates, which is located near the Orange Tree Golf Resort in the 85254 zip code, Unit 2 is a small pocket of 33 homes on the eastern edge of McCormick Ranch. Originally developed in the late 1970s, most of the homes are single level (29), while a handful (4) are two-level homes. The average home size is 2532 sq ft. The average lot size is 10,201 (just shy of 1/4 acre). 23 (70%) of the homes have private pools. The homes were all originally constructed with 8″ “slump” block, though some that have been razed and/or expanded in recent years with the redevelopment boom have been replaced with majority frame wood construction.

Orange Tree Estates Unit 2 is a bit of a sleeper subdivision within McCormick Ranch as it is a bit off the beaten path, nestled between 87th St and Pima Rd, away from the heavily trafficked Hayden corridor. With access to the greenbelts and Camelback Walk, the amenities that McCormick Ranch is famous for (parks, lakes, dining, shopping, schools, etc) remain quite walkable/ridable while the subdivision is a bit less hustle-bustley than others.

Orange Tree Estates Unit 2 is a popular choice for those who value proximity to the greenbelt, Cochise Elementary School, and Mountain View Park, without being TOO close.

Vista Del Cielo is a small pocket of single family homes along the eastern boundary of McCormick Ranch. Bound by 87th St and Pima Rd, this subdivision of 48 single family homes is a quiet nook close to all of the amenities (lakes, shopping, dining, greenbelts, multi-use paths, parks, schools, etc) that make McCormick Ranch famous … but not TOO close.

Originally developed between 1980-1990, the overwhelming majority of the homes in Vista Del Cielo are single level. Only four of the homes have more than one level. The homes were originally built with 8″ “slump” block, though properties that have undergone extensive renovation/expansion in the redevelopment boom of recent years may now feature primarily frame-wood construction. 40 of the 48 homes have private swimming pools (83%). The average home size is 2134 st ft, and the average lot size is 8894 sq ft (approx 1/5th acre).

Like most single family subdivisions within McCormick Ranch, there is no monthly HOA fee in Vista Del Cielo. Residents only pay the annual planned community fee (currently $265 as of 2026).

Sands McCormick Townhomes is a subdivision of 59 townhouses along the Via Linda corridor in McCormick Ranch. Ideally located just east of Mountain View Park and Cochise Elementary School, the development is also sought after for its immediate access to the Camelback Walk multi-use path and greenbelt system. There is a second adjoining phase (Sands McCormick 2) with an additional 35 units as well (for a total of 94 units between the two phases).

Phase one was originally developed between 1980-1986 by popular builder ET Wright (of Sands Scottsdale fame, among other developments), Sands McCormick is noteworthy for its retro modern architecture. Half a century later, builders and architects of modern style homes are still summoning this very architecture in their renderings.

Phase 2 was developed between 1985-1995.

In addition to lovers of modern architecture, Sands McCormick is an attractive housing option for those who may not want the maintenance of a single family home, but can’t stomach the idea of high density condo living. With all 94 of the units in Sands McCormick being single level, with no one above or below you, these live like patio homes. Generously sized with an average of 1914 sq ft per unit, atop an average lot size of 4696 sq ft, each unit includes access to a heated community pool & spa, clubhouse, tennis / pickleball courts and more. Residents can also take advantage of the public amenities of neighboring Mountain View Park (tennis, baseball & soccer fields, playground, rec center).

HOA dues in Sands McCormick are assessed annually, and currently run approx $2000/year (approx $167/month). This fee is in addition to the annual McCormick Ranch planned community fee (currently $265 as of 2026).
